How to write a bathroom renovation brief

A checklist for bathroom layouts, fixtures, tiling, plumbing, electrics, ventilation and budget bands.

Edited by Lead & Trade using general UK hiring, quoting and platform privacy guidance. This is practical guidance, not legal advice or a guarantee of workmanship.

Start with layout and fixtures

Say whether the toilet, basin, bath or shower are staying in the same positions or moving.

List the finish level you want and whether you already have sanitaryware, tiles or a design.

Mention hidden work and constraints

Bathroom quotes can change because of pipework, electrics, ventilation, waterproofing, flooring and waste removal.

Add photos, room dimensions, access notes and whether the property has only one bathroom.

Practical checklist

  • Write down the job scope, access notes, timing and budget range before asking for quotes.
  • Keep your messages, photos, quote changes and payment notes in one place.
  • Ask for written details where the work involves safety, certification, specialist materials or staged payments.
  • Use Lead & Trade privacy-safe job posting so your full contact details are not public.
